The Project 

Windmill Place is a development of ten four and five-bedroom homes by Aile Homes in Hollingbourne, Kent. Each detached property was designed with its own individual character, meaning no two houses - or bathrooms - were identical.

The Brief

Salacia was appointed to design and specify the cloakroom, family, and en-suite bathrooms across the development, creating ten individual bathroom sets across forty rooms in total. The brief was to deliver transitional-style bathrooms that combined contemporary fittings with traditional influences, ensuring the spaces felt in keeping with the character of the homes while remaining practical for modern living.

Salacia’s role:

Although the overall design language remained consistent across the development, every bathroom required a unique layout; variations in room size and site conditions meant that standardised layouts could not be repeated from plot to plot.  With every room presenting different spatial challenges, the project required careful planning to ensure that consistency across product look and feel, as well as price and quality could be specified for each unique layout while maintaining a consistent aesthetic across all forty bathrooms.

Salacia provided end to end support from initial pricing through to final product supply. This included ensuring regulatory compliance and meeting the sustainability requirements of Aile Homes, as well comprehensive cost breakdowns, and detailed first and second fix planning.  

Our Solution

The final specification combines established high-quality brands who’s designs and materials suited to the rigours of modern family homes, with significance placed on longevity.

Brassware from Vado was chosen for its durability and understated design, including the Edit Extended mono basin mixer and Tablet Altitude concealed thermostatic shower valves.   Bathing and showering elements were selected with longevity and build quality in mind, including Kaldewei Eurowa steel baths and Kudos Kstone shower trays, both known for their durability in residential environments.

Furniture from Vitra’s Root Classic range, paired with Integra basins in Matt Fjord Green, provides practical storage while introducing subtle colour across many the plots.   Additionally, across the development, key bathrooms have Salacia’s in-house furniture brand - bespoke oak vanity shelves designed and manufactured to order, providing tailored solutions to the specific dimensions of each room while maintaining the overall design intent.

Results

The Windmill Place development had complex design and logistical needs, however Salacia’s commercial and specification team, working in partnership with Aile homes, delivered the forty bathrooms on time and on budget.

We had the pleasure of working with Salacia on our Windmill Place development in Hollingbourne, where they supplied all sanitary ware. Ollie, who I’m proud to call a good friend, and the wider team have been outstanding from day one. The quality of the products has been excellent, and the level of customer service throughout the project has been second to none.
