The Brief
Working with Tolman Homes on their Grassland Development in Willesborough, on the outskirts of Ashford in Kent, Salacia were tasked with providing a budget conscious bathroom solution, whilst maintaining the modern, design led approach central to the Tolman Homes ethos.
The Project
Covering nine different house types across twenty-three plots, the development required consistent quality with different price points across the private and affordable home specifications; the package from Salacia required design consistency across every plot while still achieving a bespoke, premium feel, without compromising the durability and low maintenance needs for modern family life.
Salacia’s Role
As this was a budget led project, much of the specification work and technical details had been completed, and Salacia’s role was to find the best product equivalents at a price which maintained both quality, longevity and the margins needed for the Tolman Homes’ budget, as well as committing to timelines for their turnkey approach, with homes required to be ready for clients to move in.
Our Solution
Using a combination of our own brand products, as well as Lakes Showers, and Armera vanity units the project used a neutral palette of white, grey, chrome and graphite, Salacia delivered cloakrooms, a family bathroom and ensuite for each private home; as well as durable, contemporary bathrooms for the affordable homes.
Specification Highlights
Armera Brassware
Armera thermostatic shower fittings were specified for their reliability and suitability for everyday residential use. Thermostatic control provides consistent, safe water temperatures, an important consideration for family bathrooms and high-use environments, while the manufacturer warranty support long-term performance. The clean, contemporary design complements modern interiors without adding unnecessary cost to the overall specification.
Armera Vanity Units
Wall-mounted Armera vanity units were selected to deliver practical storage. Handle-less fronts and soft-close drawers provide a tactile feel, within a clean, modern footprint whilst being a durable, low-maintenance solution suited to daily use. The moisture-resistant finishes help ensure longevity in bathroom environments. The floating design also improves the sense of space and simplifies floor cleaning, an important consideration for both homeowners and property management.
Lakes Glass
Lakes bath screens and sliding shower doors were specified for their safety, durability, and ease of maintenance. Manufactured from 6mm toughened safety glass, they meet the required safety standards for residential bathroom installations. The AllClear® protective coating helps repel water and soap residue, reducing cleaning time and helping the glass maintain its clarity over the long term, an added benefit for homeowners and a useful selling point.
Results
Salacia’s bathroom package was completed in late 2025, with all bathrooms delivered on time and within budget, reinforcing client confidence through reliable delivery, transparent communication, and uncompromising attention to detail.
