The Project

Fernham Homes is a Kent-based developer with a reputation for delivering well-considered residential schemes. Their Newington development comprises twenty-five private homes in the village of Newington, near Sittingbourne, ranging from two to four-bedroom properties.

The scheme required a coordinated bathroom specification across a range of plot types and sizes, with the emphasis firmly on delivering products that offered durability, value and visual appeal to prospective buyers across all price points within the development.

The Brief

Salacia was appointed to specify and supply the bathroom packages across all twenty-five plots, covering en-suite, family bathroom and cloakroom configurations. The brief called for a specification that would work cohesively across varying plot types while remaining flexible enough to accommodate differences in room size and layout.

Key priorities included the use of water-saving sanitaryware to support the development’s sustainability objectives, compliance with current Building Regulations, and delivery of completed bathroom packages within a defined programme and budget.

 

Salacia’s Role

Working in close partnership with Fernham Homes, Salacia managed the bathroom specification from initial product selection through to supply and delivery. This encompassed detailed pricing and cost planning, compliance checking and the production of first and second fix schedules to support the construction programme.

As both a specification partner and product supplier, Salacia ensured that each element of the bathroom package was consistent in quality and finish across all plots, allowing for the necessary variation in layout and configuration that each plot type required.

Our Solution

Vitra WC pans were specified across the development, selected for their clean, contemporary form and proven performance in new-build residential environments. The close-coupled and back-to-wall configurations were chosen to suit the varying bathroom layouts across the plot types, with water-saving dual-flush cisterns helping the scheme meet its sustainability targets.

Tavistock vanity units were selected to provide practical storage and a cohesive aesthetic across the en-suite and family bathrooms. The range offered the flexibility needed to accommodate differing room widths across the twenty-five plots while maintaining a consistent look and feel throughout the development.

Coalbrook brassware was specified for its understated design and build quality, providing a refined finish to the basin and bath areas across the development. The range complemented the neutral colour palette of the scheme, ensuring that the brassware would remain timeless and broadly appealing to incoming homeowners.

Vado shower valves and fittings were chosen for their reliability and ease of use, with thermostatic concealed valves specified for the en-suite shower areas to provide consistent temperature control and a clean, contemporary finish. Vado’s reputation for durability in residential settings made them a natural choice for a development of this scale.

Results

The Newington development was delivered on time and within budget, with the full bathroom package across all twenty-five plots completed in line with the construction programme. The specification met the development’s water-saving and sustainability requirements, and the coordinated product selection ensured a consistent finish across all plot types.
