The Project
Sutton Valence is one of Fernham Homes' largest developments to date, comprising 105 new homes in the heart of Kent. The scheme includes a mix of one to five-bedroom properties, designed to sit in keeping with the character of an established village where many of the surrounding homes have stood for generations. Alongside the residential properties, the development includes a Co-op, post office and doctor's surgery, making it a genuinely community-led scheme.
The development includes a number of Discounted Market Sale properties, offered at a reduced rate to support first-time buyers onto the property ladder. Salacia was appointed to design, specify and supply the bathroom packages across all 105 plots.
The Brief
Fernham Homes came to Salacia with a clear ambition: to deliver bathrooms that felt bespoke and timeless rather than standard new-build specification. With a development of this scale and mix, the brief covered a range of house types, from first-time buyer homes through to larger five-bedroom family properties, each requiring a specification that felt appropriate to its market while maintaining the quality and finish Fernham Homes is known for.
Colour choice was central to the brief from the outset. Fernham Homes wanted the freedom to select a palette that would stand the test of time, and to have that reflected in bespoke bathroom furniture made specifically for the development. The specification had to work consistently across a large and varied plot mix and be delivered to suit a phased construction programme.
Salacia's Role
Ben Hayden led the project for Salacia, managing the account from initial design concept through to product supply. Conversations between Salacia and Fernham Homes began early in the process, with the bespoke furniture element agreed at the outset to ensure lead times could be planned into the construction programme.
Salacia's role covered initial design and layout, product specification across all bathroom types, colour consultancy for the furniture programme and coordinated supply across the full development. The scale and variety of the scheme required careful scheduling across multiple house types and delivery phases.
Our Solution
The specification is anchored by Salacia's own handmade bespoke vanity and WC furniture, produced to the colour specifications agreed with the Fernham Homes design team. The ability to supply furniture in any colour requested gave Fernham Homes the creative freedom to develop a palette that felt considered and lasting rather than off-the-shelf. The result is a bathroom that carries a genuinely premium feel across every plot.
Nuie and Tavistock basins were selected for their quality and clean contemporary profile, working in harmony with the bespoke cabinetry. Flova brassware in polished chrome runs through all wet areas, chosen for its durability and refined finish. Family bathrooms are fitted with Kaldewei or Eurowa baths, specified for their longevity and quality of finish. Flair Verve shower screens and Fusion shower trays complete the wet room packages, providing a consistent and practical solution across all shower enclosures.
The development's mix of house types allowed the specification to flex across different room sizes and layouts while maintaining a coherent overall palette, with colour variations in the cabinetry giving each property its own character without departing from the wider design intent.

The bespoke furniture element has been central to the development's identity, supporting Fernham Homes' ambition to deliver homes that stand apart from standard new-build specification.
